Suzanne Schultz is an associate in the Atlanta office of Quintairos, Prieto, Wood & Boyer, P.A. Ms. Schultz brings extensive litigation experience to the firm, having represented homeowners' associations, state agencies, and organizational clients in complex legal disputes. She centers her practice on civil litigation, insurance defense, general liability, administrative law, trusts and estate planning, and HOA law.

Prior to joining QPWB, Ms. Schultz served as a civil defense associate at an Alpharetta-based litigation firm, where she specialized in covenant enforcement, assessment collections, and general homeowners' association (HOA) litigation. In this role, she advised HOA boards and property managers on risk mitigation, compliance, and enforcement strategies, while independently managing a high-volume caseload from pre-suit demands through trial. She is highly adept at navigating post-judgment remedies, including liens, garnishments, and foreclosure actions. An accomplished advocate in pre-trial and trial practice, Ms. Schultz has conducted numerous hearings and bench trials, drafted complex dispositive motions, and executed comprehensive discovery strategies.

Ms. Schultz's litigation background spans multiple facets of Georgia law. She previously worked as a project attorney for national law firms in Atlanta, performing complex document review, privilege log development, and confidentiality analysis for high-stakes commercial litigation. Earlier in her career, she represented state agencies in administrative proceedings as lead counsel, negotiating regulatory settlements and conducting oral arguments in superior court. Notably, she served as an Assistant Legislative Counsel to the Georgia General Assembly, where she drafted legislation concerning transportation, public safety, and civil practice, while reviewing proposed statutes for constitutional conflicts. Alongside her corporate work, she managed a solo practice for over a decade, where she provided tailored legal services focused on estate planning, employment contracts, and corporate governance documents.

Ms. Schultz earned her Juris Doctor from the University of Georgia School of Law. She completed her undergraduate studies cum laude at the University of Georgia, earning a Bachelor of Arts in English and Criminal Justice as a member of the University's Honors Program.

She is licensed to practice law in Georgia.
